PROJECT DESCRIPTION

All windows in this 1921, 3-story apartment building in the Grant Sherman Historic District were restored or replaced. Approximately 100 windows were replaced with new windows, and 100 windows were completely restored. New wood-frame screens were milled and installed on all restored windows. This project also included extensive wood restoration/replacement of all exterior wood cornice and window trim.

BUILDING HISTORY 
This is a 1921 three-story, courtyard-style apartment building in the Grant-Sherman historic district of Denver where Lyons Historic Window has completed window rehabilitation to NPS standards of multi-lite double-hung and casement wood windows. Phase One included complete off-site restoration of (154) window sash, a process that included paint removal, epoxy repair, re-glazing, and painting. Windows were re-installed in their restored frames with traditional rope and pulley systems. Phase Two included replacement of (145) windows with Kolbe & Kolbe wood clad units that were specified and custom-manufactured to match the original in profile and exterior appearance. The building's 51 moderate-rent apartments were fully occupied during the rehabilitation. Nancy Lyons of Lyons Historic Window completed the Denver Landmark Design Review document for the building owner as well as the application for federal investment tax credits.
